As one of the premiere real estate photographers in the Orlando area, I strive to keep current with new technology and real estate marketing trends. One recent trend that I’m excited about is the video walkthrough. In case you’re new to the term, a video walkthrough is a video of a home that allows buyers to experience the floor plan layout of the home.
The pictures that I take are fantastic and beautifully show off the interior and exterior of the home. However, sometimes it’s difficult to capture the layout and feel of the floor plan of the home. This is where video can come in handy. Using advanced video support equipment, I can capture a simple video, walking through the home from room to room. The advanced support equipment that I use holds the camera steady and virtually eliminates camera shake that you might typically get when walking with a video camera. This equipment gives the feeling of flying through the home. For you movie nerds, this equipment produces a similar effect as a steadicam.
Video walkthroughs are meant to be a very affordable, cost-effective way to incorporate video into your marketing strategy. Video walkthroughs are not meant to be replacements for highly produced, polished listing videos. Rather, these videos are minimally edited and may include minimal graphics and background music.
Note, that Zillow certified photographers are able to capture and upload video walkthroughs directly to Zillow. However, their videos can’t include text, music or narration. I suspect they do this in a effort to ensure that the videos remain simple and affordable. Zillow’s marketing department claims that homes with a video walkthrough get pushed to the top of search results and that listings with video walkthroughs receive twice the clicks as those without. Those are two powerful reasons for including video walkthroughs in your listings.
